Ehem ehem.. hari nie mood nak tulis something knowledgeable~ So here it goes.

Leasehold or freehold property?

I confirm ramai org tengah dok pikir2 pasal nak beli umah. Nak beli leasehold ke freehold? Nak beli apartment ke terrace? Sebelum tu bagi dulu defenition tajuk.

Leasehold - sewa
Freehold - percuma (ekekek)

Tapi apa yang sewa apa yang percuma? Tanah ke rumah ke atau tanah dan rumah?
Rasanya apa? Jawapan nya adalah tanah (pendapat i).

Actually bila org kata harga umah ni akan meningkat dalam masa 20 tahun, bukannya harga umah yang meningkat. Actually harga tanah tu yang meningkat. Maybe adalah kot kaitan sket2 dgn umah. Cthnya macam u all nak beli rumah dpd org lain (mean u r the 2nd owner) so bank akan tengok market value (harga semasa) of the property. Market value ni plak provided rumah tu dlm keadaan sempurna. If terkopak sana terkopak sini the market value akan jatuh sikit about 5 to 10k. But the most % in the value of course tanah (location).

:: Freehold ::
Freehold property adalah mahal dari leasehold. Tapi freehold takyah nak sebok pikir2 utk long term. Kiranya dah takde extra2 fee (yuran) nak kene bayar in future. Of coz leh turunkan kat generasi seterusnya tanpa pening kepala. Lepas tu nak jual pun senang. Bank pun tak banyak songeh. Freehold property harga dia semakin lama semakin naik. (Increase in value). MAybe dari harga rumah RM300k dlm masa 10 tahun boleh jadi half a million (highlight location plz).

:: Leasehold ::
Leasehold adalah murah sangat berbanding freehold. Tapi... (ada tapinya) Selalunya leasehold tempoh 99 tahun. Bila lagi 20 tahun leasehold nak tamat, korang kene pegi wat extand lease. Pastu bila nak extand kena bayar premium. Banyak jugak nak kene bayar provide berapa tahun korang nak extand. So advisable bila nak beli korg tanya pada SA tu sapa yang kene bayar premium tu. Some lucky cases developer yg byr. Lepas tue kalau nak jual pun payah. Nak2 kalau lease tu dah tinggal 40 tahun. Certain bank tak mau bg wat loan. (Please double check). So instead property tu revalue (pertambahan harga) dia jadi depreciate (susut nilai harga).

So kesimpulannya adalah harga!

Memanglah freehold selamat, leasehold plak menyusahkan. Tapi kene ingat freehold adalah mahal while leasehold murah. Some all of u might in future rasa terbeban dengan harga umah yg freehold. Yela in future tak siapa tahu? Pertambahan anak, isteri tak kerja, diberhentikan kerja, increment pun cenonet je, nafsu makin besar, sakit bla bla bla bla. So end up u all takde simpanan lepas tueh itu jelah umah yang u ada sampai tua. Compare to leasehold, diaorang byr murah and diaorang ada saving dan diaorang boleh utilise the cash to fixed deposit or investment. Dan kene ingat pasal LIQUIDITY!

Cash is more liquid than property. Liquidity nie maksud mcm real money dalam tangan. Cth mcm kenapa cash lagi liquid dari property kan. Property dan cash memangla both kita panggil asset (kepunyaan, hakmilik) tapi cash lagi nampak dan confirm boleh dipegang. Property plak korang nak kene jual (tu pun kalau ada org nak beli, ditambah dengan legal fee, fee itu ini) dulu baru dapat cash tue. Susahlah kalau kita takde liquidity asset dlm tangan.

So.. itulah dia. I have my own solution my own opinion. Think wise.

for me personally, the real asset is still CASH baby~ cash is king. house n cars kalo tak kena gaya dari asset bole jadi liability. sebab orang kalo beli house n cars fikir if bole bayar bank bulan2 n cukup makan pakai, semua settle.

tapi they always forget to count in the budget for maintenance/ emergency/ sickness/ kids education bla bla.

and always remember, selagi tak habis bayar rumah or cars, it doesn't belong to you. it belongs to the bank LOL

moral of the story, always spend within your means.
